How it works

  1. Upload the full package, TDS through the HOA minutes. Ten to fifteen minutes for a 300-page file.
  2. Get back material issues ranked by severity, each one cited to its source page so you can confirm it in seconds.
  3. Check the last section: the pages it could not read cleanly. Usually HOA minutes that arrived as an unsearchable scan. You read those yourself.

Realistically, budget another twenty minutes confirming the flags that matter. Half an hour instead of three, not five minutes instead of three hours.

What it does not do

Most tools in this category will tell you what they catch. Here is the other half, because you are the one carrying the license.

It is a first reader, not a replacement.

You still make every call. The value is that you make it with a marked-up map instead of 300 blank pages at midnight.

The miss rate is not formally measured yet.

We are testing it against packages already read by a licensed agent. When there is a real number, it will be published here. Until then we are not going to quote you one.

It tells you where it could not see.

Every report ends with the pages and documents it could not parse. A tool that hides its blind spots is worse than no tool. One that names them is something you can build a process around.

The output is internal work product.

Your documents

Where a disclosure package goes.

A disclosure package contains other people's names, addresses, defects, and sometimes their finances. That is a serious thing to hand a vendor, so here is the plain answer.

  • Stored so you can reopen a report on a past file.
  • Deleted when you ask. Delete a report or your account and the underlying documents and analysis caches are permanently purged within 30 days.
  • Never used to train foundation models. Not by us, and our agreements with the AI providers prohibit it on their side too.
  • Not shared with other agents, brokerages, or third parties.
